Community Documents

Condo documents primarily consist of the Master Deed, Association By-laws and Rules and Regulations. These must be read by all association members and residents. It is well worth reviewing to gain knowledge of what you and the other owners can and can not do as members of the association. If you are financing a purchase through a mortgage lender they will require that these documents be made available to them before closing. 

Condo Docs are designed to make sure that the Association and Property comply with the guidelines set forth by the State of Florida Laws. This sets forth the way in which the association will perform it's duties. The master deed covers the property specifics including common areas and percentage of each units rights to these areas. It will be recorded with a set of floor plans detailing individual units and common areas. You will also find the parking plans for the association and whether they are deeded or assigned. (there is a difference!) A floor plan of specific units will be recorded with the first deed out once the units are sold.

Some other specifics you may find by reviewing these documents are : Pet policy and restrictions, can owners rent out their units (minimum length of time for rental), can Realtor's put signs up when a unit is being sold, the process by which to lodge a complaint, specific duties of the trustees, Budget explaining the disbursement of the condo fees.

It is imperative that each member of the association reviews and understand the Bylaws and Rules & Regulations as required by the association when you rent or buy a unit.
